Eligibility Criteria

  • The loan is for the purchase of a completed residential unit or for construction or renovation of a residential unit
  • The loan is advanced and repayable in Ringgit Malaysia
  • The loan must not be under any notice of partial or full redemption
  • Fully disbursed
  • The loan is a term loan which fully amortises over the loan period
  • As at the purchase date, at least 12 monthly instalments must have been paid
  • As at the purchase date, the remaining maturity must not be less than 5 years or more than 30 years
  • The outstanding amount should not exceed RM2 million for landed property and RM1 million for non-landed property as at the purchase date
  • Repayment of principal or interest must not be suspended, rescheduled or restructured 12 months prior to Purchase Date
  • The payment record of the customer(s) must not be more than 1 month past due in the 12 months period prior to the purchase date
  • The monthly instalment must be greater than 110% of the interest portion of the monthly instalment as at the purchase date
  • Loan-to-value ratio should not be more than 80%, i.e., outstanding principal amount as at the purchase date divided by property value
  • If leasehold land, the remaining leasehold tenure must at least be 20 years upon expiry of loan tenure
  • Comply with other criteria as per Cagamas' requirements
